A Roxbury Wonderland
The Handmade Habitat
Near the end of a quiet country lane, just up the hill from the charming Catskill Mountain Village of Roxbury, is a Magical Wonderland for people and their pets. This amazingly unique Handmade Habitat is something of a Romantic’s Hobbit-style home. The original Octagon house completed in 1980 has a newer extension for a total of 3,123 sq. ft. with 4 bedrooms and 3 baths. It’s set on over 13 verdant and park-like acres with woodland trails and a crystal clear brook coursing through the property. The grounds are landscaped with mature ornamental plantings and the property is surrounded by a 112-acre DEP nature preserve and the 179-acre farm at the road’s end.
Set back from the town-maintained road, the long private drive to the residence assures total privacy. After strolling though the entry garden, you are greeted by the spacious bluestone terrace and sundeck. Entering the Octagon Living Room with its Yurt-inspired cathedral ceiling and angled Hobbit Style Doors you have grand views to the surrounding gardens through 5-foot diamond shape picture windows. The great-room is anchored by the massive hand-laid fieldstone fireplace and soaring stone chimney for cozy gatherings around the hearth.
The Octagon also houses 2 bedrooms and a full bath off the main living-room.
A newly renovated 11X25 kitchen and dining area adjoin the Octagon section. Also in this newer addition is a 13X21 master suite with a sitting room with sunken Jacuzzi bath and a beautiful wooden spiral stairway leading to the loft sleeping-room upstairs with a balcony for morning coffee overlooking your estate! There is also 10 X 13 arched glass solarium terrace off the master suite.
Downstairs is the 800 sq ft finished basement with a full bath, laundry room and 15x17 office/workshop space and 2 large walk in closets.
The original owner-builders and the current owners are animal lovers who created multiple outdoor enclosed grounds for their animals safe-keeping and enjoyment. This is a Dog and Cat Disneyland! And there’s ample room for ponies, goats, hens or even a milk cow if you fancy self-sufficiency.
Behind the house is a beautiful meadow with views down the valley. From here you can hike up the mountain through the nature preserve to the original Roxbury Hobbit House built on the mountaintop by the original owners. A five-minute walk down the road takes you to the Roxbury Arts Group for art shows, performances and concerts, and village dining and shopping as well as the historic Kirkside Park.
It’s only 10 minutes to Shepard Hills golf course and 15 minutes to Plattekill Ski & Mountain-Biking. Come see this Magical Hobbitat for yourself and have your own Bilbo Baggins adventure in the Mystical Catskill Mountains.
